PRECONSTRUCTION & DESIGN-ASSIST

Plan it right before we build it.

Bring MJ Mechanical into the project early and we can help develop the plumbing scope as the design progresses. We work with the project team to review preliminary drawings, develop budgets, identify constructability concerns, evaluate value-engineering opportunities, and help establish a realistic plan for construction.

As the design develops, our team coordinates the plumbing systems through BIM, reviews conflicts with structural and other trades, develops shop drawings, and uses Trimble total station layout to transfer that coordination accurately to the field. Where practical, piping and assemblies can also be prefabricated before they arrive on the jobsite.

The goal is simple: identify problems earlier, reduce RFIs and rework, improve field productivity, and help keep the project on schedule and on budget.

Plumbing touches nearly every phase of a commercial construction project. From early planning and underground through top-out, set-out, startup, and closeout, MJ Mechanical stays engaged from preconstruction through final turnover.

    Preconstruction & Planning

    Our planning starts well before mobilization. Through design-assist, BIM coordination, constructability reviews, budgeting, material planning, scheduling, and prefabrication, we work to identify issues early and give our field teams a coordinated plan to build from.

  2. 02

    Rough-In

    Our crews lay out and install the underground systems serving the building's drainage and supply needs, including sanitary waste, storm drainage, domestic water, and other underground utilities. We also coordinate and install specialty systems and equipment including traps, interceptors, lift stations, drains, and other project-specific components, all tested and inspected before they are covered.

    Top-Out

    As construction progresses above ground, we install DWV, domestic water, gas, and other specialty piping systems. On multi-level projects, our teams coordinate sleeves, supports, hangers, penetrations, and vertical piping with the structure and other trades to keep installation aligned with the building sequence and project schedule.

  4. 04

    Set-Out, Startup & Turnover

    Fixtures and equipment are set, connected, tested, and placed into operation. Our team completes required startups and system balancing, works through final inspections and punch, and provides an owner training walk to review the installed systems and equipment before final turnover.

SAFETY

Safety is planned into the work.

At MJ Mechanical, safety starts before our crews arrive on the jobsite. We plan the work, identify the hazards, train our people, and give our field leadership the responsibility and authority to perform the work safely.

Every project begins with job-specific safety planning. As conditions change, our field and safety teams continually evaluate the work through JHAs, inspections, toolbox talks, training, and coordination with the General Contractor and other trades.

Our goal isn't simply to meet a safety requirement. It's to make sure every employee has the training, equipment, planning, and support necessary to do the job right and go home safely.
